Five steps, no meetings, five business days. The whole process runs by email so it fits around site hours rather than competing with them.
Start a jobEmail whatever you have. Plans, elevations and sections at minimum; structural and services drawings, specifications and schedules if they exist.
You receive an exact fee, a written scope statement, a delivery date, and a note on anything in the drawings that will limit accuracy.
One line back is enough. No deposit and no retainer for a first job.
Your job is measured to Australian standards. Every drawing query comes to you once, in a single organised list.
Checked against the drawings before issue, structured so you can enter rates and split trade packages immediately.
Every set of drawings has gaps. The window schedule contradicts the elevations, the finishes schedule stops at level one, the structural drawings show a beam the architectural set doesn't. That is normal, and resolving it is part of the work.
What isn't acceptable is being sent a question every few hours for three days. Queries are collected as they arise and sent to you once, grouped by drawing, with a recommended assumption against each so you can often just reply "all as suggested" and move on. Anything still unresolved is carried as a clearly-marked provisional sum rather than a silent guess buried in a rate.
Drawings, specifications and any pricing you share are treated as confidential, are not reused on other jobs, and are not shared beyond those working on your project. A written confidentiality undertaking is available on request before you send anything — just ask when you enquire.
If a quantity is wrong because we misread a drawing, it gets corrected at no charge, promptly. If a quantity changes because the drawings changed, that is a variation and is quoted before any work happens. The distinction is stated in writing with every job so nobody is guessing.
Architectural plans, elevations and sections at minimum, ideally at DA or CC stage. Structural, hydraulic and electrical drawings improve accuracy where they exist. Specifications, a finishes schedule and a window schedule all help. If something is missing we tell you what the gap means for the numbers rather than quietly assuming.
Queries are batched into a single RFI list and sent to you once, rather than drip-fed as separate emails over several days. Anything genuinely unresolvable is carried as a clearly-marked provisional sum instead of a hidden guess.
Yes. Drawings, specifications and pricing are treated as confidential and are not shared or reused. A written confidentiality undertaking can be provided on request before you send anything.
Standard turnaround is five business days from the point you accept the fee. Drawings that arrive Monday are typically back with you by Friday. If your tender closes sooner, say so when you enquire — shorter turnarounds are sometimes possible and are quoted separately.
No meetings, no retainer, no open-ended hourly bills. Email your plans and you'll have an exact price and a delivery date the next business day.
